Selling a Los Angeles Home with Intention

A strong sale begins before the home reaches the market. Pricing, preparation, presentation, exposure, and negotiation should work as one strategy.

My approach

Clear steps. Better decisions.

01

Understand the property

I begin with the home, the site, its condition, its strongest qualities, and the alternatives a buyer is likely to compare. The strategy should be specific to the property, not borrowed from another listing.

02

Set the pricing strategy

Pricing influences attention, urgency, leverage, and how buyers interpret the opportunity. I evaluate relevant activity and the property’s position to recommend an approach aligned with your objectives.

03

Prepare with a return in mind

Not every improvement pays back. I help separate work that may strengthen presentation or buyer confidence from projects that add cost, delay, or unnecessary risk.

04

Market the story

My background producing and directing more than 160 national television commercials informs how I present property. Architecture, light, layout, land, and lifestyle need a clear visual and written point of view.

05

Choose public or private exposure

A public launch can create broad reach. A private approach can support discretion. We will weigh audience, timing, privacy, feedback, and the likelihood of achieving the right terms.

06

Negotiate the whole transaction

I evaluate price alongside contingencies, financing, timing, repairs, credits, possession, and certainty. Calm preparation is especially valuable when a transaction becomes complicated.

The best sale strategy makes the property easier to understand, easier to trust, and difficult for the right buyer to overlook.

Advertising and production

Position the property before presenting it.

Alongside my real estate career, I also built a career in advertising and production and directed more than 160 commercials. That experience shaped the way I think about presenting a property.

Good marketing is not simply about producing attractive images. It begins with understanding what is distinctive about the property, deciding how it should be positioned, and communicating that clearly enough to capture attention. The photography, copy, sequencing, and overall story should support the pricing strategy and reinforce what makes the home compelling.

My real estate experience also includes renovation and repositioning opportunities. That gives me an additional perspective when advising sellers about preparation, improvements, and how a property may be perceived in the market.
