I help clients consider public listings as well as private, off-market, coming-soon, and agent-to-agent possibilities when available. Access matters, but judgment matters more.
We compare condition, location, lot, layout, privacy, renovation potential, operating needs, and resale considerations. The goal is to understand both what a property offers and what it asks of you.
Price is one part of an offer. Timing, contingencies, financing, inspections, possession, and communication can shape the outcome. I prepare the strategy around the property and the competition in front of us.
Inspections and due diligence should answer the questions that affect safety, use, cost, value, and future plans. I help organize the process and identify when qualified specialists should take a closer look.
Competition can create urgency. My job is to keep the decision grounded, protect your interests, and recognize when the smartest move is to continue negotiating or walk away.

When more than one person is involved, the method helps compare priorities and evaluate each property against them. The goal is to create clarity before emotion, competition, or fear of missing out starts influencing the decision.

The method helps identify which homes deserve attention, which need further study, and which should be skipped.
