Coastal living, two different ways

Santa Monica requires buyers to look beyond the city name and understand the specific property type and location.

The central choice

Start with the property type.

Condominiums and single-family homes present very different ownership considerations. I have completed numerous transactions in Santa Monica, and I begin by helping clients understand which kind of ownership fits the decision they are making.

What changes the decision

Condominium ownership

HOA funding, special assessments, building maintenance, insurance, rental restrictions, and future repair obligations can materially affect a condominium purchase.

02

Single-family ownership

A single-family home creates a different set of responsibilities and tradeoffs from ownership in a shared building. Buyers should compare the two paths directly rather than treating them as interchangeable Santa Monica options.

03

North of Wilshire

North of Wilshire has a different residential character from other parts of Santa Monica. Each sub-area should be evaluated on its own merits rather than through the city name alone.

A useful way to begin

First decide whether the ownership structure and location fit your goals. Then evaluate the individual property within that context.

Questions to answer before you choose.

Am I better suited to a condominium or a single-family home?+

The answer begins with the responsibilities you want to take on. A condominium brings shared-building obligations, while a single-family home presents a different ownership structure. The property type should fit your priorities before a specific home is judged.

Which condominium records deserve attention?+

HOA funding, special assessments, building maintenance, insurance, rental restrictions, and future repair obligations can all materially affect the decision.

Does North of Wilshire require a separate comparison?+

Yes. Its residential character differs from other parts of Santa Monica, so it should be evaluated on its own merits rather than as a stand-in for the entire city.

Why is the Santa Monica label not enough?+

Property type and specific location shape the ownership decision. Two homes within Santa Monica may call for very different evaluations.
